Jones Custom Building believes an educated consumer makes a happy homeowner. Joyce explains that building a custom home can be a daunting task. But when you understand the process and know the product you are buying, the frustration and stress levels are kept at a minimum.
Jones Custom Building has developed a step-by-step order that takes you, the customer through this process with ease. Each step “builds” on the previous one.


Step One

Set up your Budget

We work with a few interim and permanent financial institutions that can help you with this very important step. As a happy homeowner we want you to enjoy your new home. Not feel as though you are only working to pay the mortgage. By working with the financial team, you can establish a budget that is one you can easily and reasonably maintain. This is also an excellent time to prepare for you interim and permanent financing.

Step Two

Choosing your neighborhood and lot

Factors to consider include schools, access to roadways to/from work and specific lifestyle activities. Jones Custom Building currently owns lots in several different neighborhoods. These neighborhoods have different minimum square footage requirements as well as restrictions and will easily fit most budgets. (See Communities) However Jones Custom Building can build on a lot you currently own or on one of ours.

Step Three

Design Selection

After setting your budget, subtract the cost of your lot. The remaining figure will give you the basis of the square footage of your home and cost. Our design team will assist you in choosing amenities, features, and space planning as well as keeping you within your budget guidelines. The only things that can limit you in building a custom home are your imagination and your budget.

Step Four

Soil Analysis

This is a step that a lot of our competitors neglect to perform. Jones Custom Building believes this is one step you cannot skip. The soil your home sets on will determine the foundation required. Soils in Texas vary form site to site. The original soil analysis performed by the developer of the neighborhood, may not be specific to your site and may leave out key factors in designing your foundation. To be sure you are on a solid foundation; it will require a site- specific soil analysis.

Step Five

Engineered Foundation

Based upon the site-specific soil analysis of your lot, the engineering team will design the foundation specifically for your new home. Even though this step and the previous one are cost factors that you do not “see” in your home, these are two of the “details” that Jones Custom Building believes are the most important. You want the investment of your new home to be a solid one. Remember, it all starts with a solid foundation.

Step Six

Site Prep and the Building Process

This is the most exciting step for our homeowners. They know they have done their homework (all of the proceeding steps). Site prep is the beginning of the visual progression and this is the step where you see your dreams beginning to come true.
